Your 2026–2027 Property Tax Statement Is Arriving! Here’s What Homeowners Need to Know

October 30, 2026 | Homeowner Tips | Los Angeles County Real Estate

If you’re a homeowner in Los Angeles County, keep an eye on your mailbox! The 2026–2027 property tax statements are being delivered, and if you’ve already received yours, you might have noticed a pretty big number staring back at you.

But before you start worrying about having to write another check, there’s something important I want you to look for.

Does your property tax statement say “INFORMATION ONLY”?

If it does, there’s a good chance you don’t need to make a separate payment!

Let’s talk about what that means and why you received this statement in the first place.

What Does “Information Only” Mean on Your Property Tax Statement?

If your statement is marked “INFORMATION ONLY,” it generally means your property taxes are already included in your monthly mortgage payment through what’s called an impound account, sometimes referred to as an escrow account.

Instead of paying your property taxes directly to the county twice a year, your mortgage lender collects a portion of your property taxes each month as part of your regular mortgage payment.

Your lender then uses that money to pay your property tax bill when it comes due.

In other words, your property taxes are being handled through your mortgage payment, so you generally don’t need to pay the annual tax bill separately.

Pretty convenient, right?

Why Did I Receive a Tax Statement If My Lender Is Paying It?

Great question!

Los Angeles County sends an annual property tax information statement to homeowners whose properties are reported as having impound accounts.

The county also sends the actual property tax bill to the mortgage lender responsible for making those payments.

The statement you receive is simply a way to keep you informed about your property’s assessed value and annual property tax obligations.

It’s essentially the county saying, “Here’s what your property taxes look like for the year.”

It doesn’t necessarily mean you owe an additional payment.

How Can I Tell If My Property Taxes Are Impounded?

If you’re unsure whether your property taxes are included in your mortgage payment, here’s an easy way to check.

Look at your monthly mortgage statement.

You may see your payment broken down into several categories:

  • Principal: The amount going toward paying down your loan balance.
  • Interest: The cost of borrowing the money.
  • Property Taxes: Money collected and set aside for your property taxes.
  • Homeowners Insurance: Money collected to pay your insurance premium, if applicable.

If you see an escrow or impound amount, your lender may be collecting your property taxes as part of your monthly payment.

You can also review your most recent mortgage escrow statement or contact your mortgage servicer to confirm.

Important: Supplemental Property Tax Bills Are Different!

Here’s something I always want homeowners, especially recent homebuyers, to understand.

Supplemental property taxes are NOT the same as your regular annual property tax bill.

When you purchase a home in California, the county may reassess the property’s value based on the new purchase price.

This can result in a supplemental property tax bill.

And here’s the important part:

Supplemental property tax bills are generally NOT included in your regular mortgage impound account.

That means you may be responsible for paying them separately, even if your regular property taxes are included in your mortgage payment.

Never assume a supplemental bill is being paid by your lender without checking first!

When Are Los Angeles County Property Taxes Due?

For the 2026–2027 property tax year, the regular annual payment schedule is:

InstallmentDue DateDelinquency Date
First installmentNovember 1, 2026December 10, 2026
Second installmentFebruary 1, 2027April 12, 2027*

The usual April 10 delinquency date falls on a Saturday in 2027, so the deadline extends to the next business day.

If your property taxes are impounded, your mortgage servicer generally handles these payments on your behalf.

If they aren’t impounded, you’ll need to make sure your payments reach the county by the applicable deadlines to avoid penalties.

You can review your property tax information directly through the Los Angeles County Treasurer and Tax Collector.

My Advice to Homeowners

When you receive your 2026–2027 property tax statement, don’t just toss it aside, but don’t panic either!

Take a moment to review it.

If it says “INFORMATION ONLY” and you’ve confirmed your lender is collecting and paying your property taxes, you generally don’t need to make an additional payment.

Remember, “Information Only” doesn’t mean your property taxes have been waived. It simply means they are expected to be paid through your mortgage lender.

And if you’re ever unsure, check with your mortgage servicer before making a payment. The last thing you want is to accidentally pay your property taxes twice!
